Being involved with this triplex at Woolgoolga situated on the South-Eastern side of Ocean Street was an opportunity the team at Integrity New Homes Coffs Coast could not turn from. The triplex had been designed by a local draftsman and was part of a Development Approval that was soon to be expiring, the team at Integrity New Homes Coffs Coast (with permission from the original draftsman) redrew the homes to simplify roof lines and consulted with Coffs Harbour City Council and the certifier to produce a fantastic looking, price attractive, and most importantly compliant development for the developer client.
The triplex comprised of a freestanding double storey dwelling at the street frontage (facing North) with two attached double storey and split-level dwellings at the rear. The rear duplex was comprised of a garage level, entry/hall level, and the living levels - yes, four levels! The block has phenomenal 270-degree views of the Pacific Ocean from all levels which meant we (and the original designer) were spoilt with options for orientation. No matter which unit the future buyer would want, they all had fantastic views.
The walls were built from James Hardie Scyon Linea cladding to ensure we met the bushfire levels whilst minimising the footprint. Internally the inclusions vary from unit-to-unit with unit 1 at the street frontage having the highest level of finish.
Unit 1 included a sensor controlled openable roof to the front deck, a lap pool, a large balcony with bi-parting stacking doors, Breezeway louvre windows, a drive-through garage, four bedrooms plus a study, two bathrooms, and four toilets!
Unit 2 and Unit 3 were mirror reversed with each featuring large rear decks, open riser hardwood timber staircases, plantation shutters to windows, glass balustrades, hardwood decking, four bedrooms, two bathrooms and three toilets.
This development was a turnkey style with everything included from drafting, council liaison, sewer relocation, site works, rock breaking, stormwater detention, construction of the dwellings, boundary retaining walls, driveways, and the lap pool. The only things excluded were plantings and turf which the developer managed.
